Landlord Information
At Wood Avenue Property, we believe great property management starts with knowing our landlords, knowing our tenants and, most importantly, knowing the properties we manage.
We are landlords ourselves, so we understand that an investment property is much more than an address on a portfolio. It is a valuable asset that deserves to be protected, maintained and managed with care.
With more than a combined 71 years of experience in property management, we bring together extensive industry knowledge, local experience and a genuinely hands-on approach to managing your biggest investment.
Our team includes long-term property management professionals who have worked together within the same agency for many years. That history matters. It creates stability, experience and consistency — both within our team and for the landlords who trust us with their properties.
YOUR PROPERTY MANAGER SHOULD KNOW YOUR PROPERTY
We don’t believe in outsourcing the important parts of property management.
Routine inspections aren’t simply another task to be passed on to someone who doesn’t know you or your property. We want your Property Manager to know your investment inside and out from the very beginning.
By remaining closely involved with the properties we manage, our Property Managers develop a genuine understanding of each home’s condition, maintenance history, tenants and the individual expectations of the landlord.
That continuity allows us to identify changes, notice potential maintenance concerns earlier and provide more informed advice about your property.
When you call us, we want you to speak with people who actually know your property.
WE’RE LANDLORDS TOO
We understand property investment from both sides because we own investment properties ourselves.
We understand the importance of protecting your asset, maintaining strong rental returns, keeping on top of maintenance and having confidence that your property is being properly looked after.
Our approach is simple: we manage your property with the same care and attention we expect for our own.
GETTING YOUR PROPERTY READY FOR LEASE
Preparing a property for the rental market can sometimes involve more than simply advertising it.
Whether your property is newly purchased, has recently been vacated, needs refreshing after a long-term tenancy or simply requires some TLC before being offered for lease, we can help you get it ready.
We’ll walk through the property with you, provide practical recommendations and help identify the work that may improve its presentation, tenant appeal and rental potential.
This may include:
- General repairs and maintenance
- Painting and cosmetic improvements
- Cleaning
- Flooring
- Gardens and external presentation
- Electrical, plumbing and other trade work
- Safety and compliance items
- General upgrades and improvements
- Preparing the property for professional photography and marketing
COMPLIMENTARY PROJECT MANAGEMENT
If your investment requires upgrades, improvements or general TLC before leasing, we can also provide our landlords with a complimentary project management service.
We can assist with coordinating suitable trades and services, arranging access, following up works and helping oversee the process through to completion.
It means you don’t necessarily have to spend your time organising multiple trades, appointments and access arrangements yourself.
Our goal is to help take your property from “needs some work” to “ready for market” as smoothly as possible.
FINDING THE RIGHT TENANT
Finding a tenant isn’t simply about finding someone quickly. It’s about finding the right tenant for your property.
We showcase your property through professional-quality marketing and leading property platforms, supported by our own website and digital marketing channels.
Applications are carefully assessed with appropriate identification, rental history, references, affordability and supporting information reviewed as part of our tenant selection process.
We provide our recommendations and information to you, while the final decision on your preferred tenant remains yours.
Once approved, we manage the tenancy commencement process, including the lease documentation, required supporting documents and a comprehensive ingoing condition report with photographic evidence.
ROUTINE INSPECTIONS THAT ACTUALLY MATTER
Routine inspections should be more than ticking boxes.
Because our Property Managers remain familiar with the properties they manage, routine inspections provide an opportunity to monitor the condition of your investment over time, identify maintenance requirements and keep you informed about how the property is being cared for.
Where we identify maintenance or improvements that may protect the property or enhance its long-term value, we’ll discuss these with you and help coordinate the next steps.
MAINTENANCE & PROPERTY CARE
Good maintenance protects both your property and your investment.
We work with landlords to manage repairs and maintenance appropriately and can coordinate trades, arrange tenant access and keep you informed throughout the process.
Where appropriate, we can also help you plan ahead for larger or preventative maintenance so you’re not always reacting when something goes wrong.
RENT, ACCOUNTS & OUTGOINGS
Our property management and trust accounting systems allow us to closely monitor rent payments and provide clear financial reporting.
If rent falls into arrears, we act promptly and communicate with both you and the tenant while following the appropriate processes and legislative requirements.
We can also arrange payment of approved property expenses from rental funds on your behalf, including maintenance invoices and other agreed property outgoings, helping make ownership as straightforward as possible.
MAXIMISING YOUR INVESTMENT
The rental market doesn’t stand still — and neither should the management of your investment.
We monitor market conditions and comparable rental properties to help ensure your property remains competitively positioned and is achieving an appropriate rental return.
But maximising an investment isn’t only about increasing the rent.
It’s also about tenant selection, minimising vacancy, proactive maintenance, presentation, communication and protecting the condition of the property over the long term.
LOCAL EXPERIENCE. LONG-TERM RELATIONSHIPS.
Wood Avenue Property is built around relationships.
Our team brings extensive experience across property management and a strong understanding of the Lake Macquarie, Newcastle and surrounding property markets.
We’re not interested in making our landlords feel like another property number in a system.
We want to know you, understand your investment goals and build a long-term relationship where you feel comfortable picking up the phone and speaking directly with someone who knows your property.
THINKING ABOUT CHANGING PROPERTY MANAGERS?
Changing managing agents is much easier than many landlords realise.
If you’re unhappy with your current service, communication has dropped away, or you simply feel your investment deserves more attention, we can take care of the transition for you.
Once you’ve made the decision to move, we’ll guide you through the process and liaise with your existing managing agent to help make the changeover as seamless as possible.
